MiPRCasa

Explore properties and understand the buying process before you commit.

Property in Puerto Rico: HUD, bank-owned and auction listings, filtered by town and by budget.

Why it exists

The properties that suit a first-time buyer best — HUD, bank-owned, auctions — are exactly the ones published worst. Every bank on its own, every agency with its own format, none with a decent search by municipality.

MiPRCasa brings them together and lets you filter on the only two things that actually decide it: where and how much.

Where to start

  1. 1

Start with the town and the type

House, apartment, lot or commercial, and the municipality. Filtering by town before price avoids the trap of falling for something an hour and a half from work.

  2. 2

Read the process before the photos

The site explains buying step by step: which documents are needed, what happens at closing and which costs appear that nobody mentions at the start. Reading that first changes how the listings look.

  3. 3

Write your questions before the viewing

When the roof was done, where CRIM stands, whether the title is clean, what is included and what is not. Arriving with the list written is the difference between a viewing and a stroll.

What you get

  • HUD, bank-owned and auction properties, each type with its own page
  • Filter by municipality — all 78
  • Filter by maximum budget
  • Listings with what you need to decide whether it is worth going to see

Who it is for

Anyone house-hunting in Puerto Rico, and particularly first-time buyers looking at HUD or bank-owned property because that is where the price works.

When to use another one

The mortgage arithmetic does not happen here: that calculator is on MyPRTools, along with the one for saving a deposit. And if the move comes with repairs, the tradespeople are on MiPR Servicios.

What it does not do

Saying it here saves you the trip. None of it is a fault: it is the edge of what this site solves.

  • It is not a real estate brokerage. It represents neither side and takes no commission.
  • It does not appraise or guarantee prices. What a seller asks and what a property is worth are two different things, and an appraisal settles that.
  • It does not verify the legal state of a title. That is a lawyer or a title company job, and it does not get skipped.
  • It does not arrange mortgages. For what you would pay monthly there is the mortgage calculator on MyPRTools; for the loan itself, your bank.

Common questions

What is a bank-owned property?
It is a property the bank took back because the loan stopped being paid and is now selling directly. They tend to be below market price and tend to need work; the two go together.
Does MiPRCasa sell the properties?
No. It is a search tool. The purchase happens with the relevant bank, agency or broker, and it is worth going in with a real estate professional and a lawyer.
Can I list my property?
Write to us from the contact page and we will explain how. The site is built first for people searching, and listings are reviewed before they go up so the catalogue does not fill with duplicates.
Are the prices current?
They update as information arrives, but a published price is not a firm offer: it changes, it gets negotiated, and sometimes the property has already sold. Always confirm with whoever is offering it before counting on a figure.
Is it useful if I am renting rather than buying?
Yes, there are rentals as well as sales. The buying side is the more developed one, because it is where people get lost most and where a wrong step costs the most.
